Design Assist (CM-Adviser)
Brought in during schematic or design development, we sit on the design team as the constructability, cost, and schedule voice. The architect leads design; we make sure what gets drawn can actually get built on time, on budget, in compliance.
- Constructability and means and methods review at SD, DD, and 50/95% CD
- Real time cost estimating and value engineering during design
- Trade partner outreach and prequalification before bid documents are issued
Best fit: complex healthcare renovations, DSA school projects, lab build-outs.
CM at Risk · GMP · AIA A133/A134
CM at Risk (CMAR)
We carry the construction risk under a Guaranteed Maximum Price. The owner gets one accountable party, transparent open book accounting, and a contractor engaged since design, not a stranger brought in at bid day.
- Open book trade bid leveling and subcontract award
- GMP set at end of design with documented contingencies
- Field execution: schedule, safety, quality, change order discipline, monthly G702/G703 billing
Best fit: hospitals, public agencies with CMR statutes, private owners with capital partners.
CM Agency · Owner’s Representative
CM Agency
Pure professional services. We represent the owner during procurement, bid review, GC selection, and field oversight. No construction contract, no markup on labor or materials, no conflict of interest.
- GC selection assistance: RFP development, interviews, and scoring
- Field representation: weekly walks, RFI review, submittal review, pay app review
- Change order negotiation on the owner’s behalf
Best fit: small public agencies without in-house PM staff, owner-developers, family offices.
General Contracting · Lump Sum · AIA A101/A102
General Contractor
We carry the full construction risk on a fixed price. You hand us a complete set of drawings and specifications, we deliver the project for the bid amount. Schedule, safety, quality, and every subcontractor under our roof.

- Single point of accountability through closeout and warranty
- Subcontractor selection, contracting, and field management
Best fit: public hard bid procurement, owners with complete CDs, private clients who want one price and one number.
